What is Praedium?
Praedium is a step-by-step platform for selling your own home in New Zealand. It gives you the checklist, the tools, a directory of local providers, and an offers portal with an AI negotiation coach — for a flat fee instead of a percentage commission.
How much does it cost?
$2,000 + GST per house in total, paid in two parts: $1,000 + GST when you list the house, and a second $1,000 + GST when your sale goes conditional. The second payment is only ever charged once — if the sale is taken off Praedium after offers come in (for example you close the listing), it's due then instead. You never pay more than $2,000 + GST per house. Listing fees on Trade Me and OneRoof, and any photographer, stager, valuer or lawyer you choose, are paid directly to those providers — never through Praedium.
Is it legal to sell my own home without a real estate agent?
Yes — homeowners in New Zealand can sell their own property without using a licensed agent. Praedium is not a real estate agent and doesn't act on your behalf; you stay in control of every decision. We recommend getting your own legal advice before you sign anything.
Do I still need a lawyer?
Yes. The Sale & Purchase Agreement is a legal document, and both the buyer and seller should get independent legal advice before signing. Praedium's documents are summaries to help the process along — they aren't a substitute for a lawyer-drafted agreement. You can find local lawyers and conveyancers in our provider directory.
How does the deposit work?
When an offer is accepted, the buyer pays their deposit into a lawyer's trust account, where it's held until it's released under NZ trust account rules. Praedium never holds or handles deposit money itself.
Do I need to get the house valued?
It's not compulsory, but we suggest it. A registered valuation is a good indication of what your house is worth, and buyers who need a mortgage will often need one anyway. Alternatively, ask one to three real estate agents for a free appraisal. You can upload the report to your listing so prospective buyers can download it.
Where will my house be advertised?
Your checklist walks you through listing on Trade Me and OneRoof, and connects you with local photographers and stagers. Those sites charge their own listing fees, paid directly to them.
How does the AI negotiation coach work?
When an offer comes in, you can ask the coach for a suggested counter and short reasoning. It only ever advises you — it never contacts a buyer or sends anything on your behalf. It doesn't have live comparable-sales data, so treat its suggestions as a sanity check, not a valuation.
How do open homes work?
Set up your open-home sign-in page and leave a tablet or phone at the door. Visitors add their name, phone and email, and each one automatically receives a follow-up email with a link to make an offer if they're interested.
What happens to my information after the sale?
Your listing, visitor and offer details, and the documents and photos you uploaded, are automatically deleted 6 months after the sale is settled or the listing is closed. A sale is treated as settled 3 months after it's confirmed. Listings with no activity for 12 months are also removed. Payment records are kept for tax purposes. Praedium staff can only see your name, contact details, property profile and status — they can only see offers and negotiation history if you choose to give them time-limited access.
Can the buyer and I negotiate directly, outside the platform?
You can, but any agreed terms still need to be recorded as a formal offer in your Offers portal so the signed paperwork and history are kept in one place.
Does Praedium's AI ever talk to the buyer on my behalf?
No. The AI only ever suggests a number to you — it never contacts a buyer or drafts a message that gets sent automatically.
What happens once I accept an offer?
The buyer receives our deposit bank details automatically, and your summary of agreed terms is generated. The property status moves to Conditional once the buyer's conditions are met.
Can I withdraw or decline an offer after countering?
Yes, at any point before you've formally accepted.
Is the deposit amount fixed at 20%?
20% is the default, but you set your preferred deposit when you complete your SAP details, and it can be negotiated on any individual offer.
What does a great offer look like?
A price close to comparable sales nearby, a standard deposit (around 20%), few and reasonable conditions (e.g. just finance, or finance plus a builder's report with a realistic timeframe), and a settlement date that works for you.
What does a less-than-ideal offer look like?
A price well under comparable sales, an unusually low or missing deposit, a long list of conditions (or vague ones), a settlement that doesn't suit you, or a buyer who hasn't confirmed finance. None of these rule an offer out alone, but a few together are worth countering hard on.
