Defects and maintenance, made easy. Residents report problems from their phone, contractors fix them with photo proof, and owners see every job from report to sign-off.
Manage defects and maintenance with DMSW →Praedium gives you the tools, the service providers, and the negotiation platform to sell your house — for a small flat fee, instead of a big commission.
It takes a typical New Zealand homeowner about 2.7 years of mortgage principal repayments to pay off what an agent charges to sell an average home — a sale that takes around seven weeks.*
Praedium is here to fix that effort-reward ratio.
$2,000 + GST per house in total: $1,500 + GST to set up (verified through Stripe ID), and $500 + GST when your sale goes conditional. Listing fees (Trade Me, Listed.co.nz) and any photography or staging you choose are paid separately, direct to those providers.
Sell your home. With AI. With Praedium, you keep the commission.
Pay a flat fee instead of a percentage of your sale price.
Every offer, every counter, every decision happens in your portal.
Photographers, stagers, signage and lawyers nearby — or a Praedium expert on call.
Take an average-value New Zealand home and compare a typical agency commission with Praedium's flat fees.
Listing fees (Trade Me, Listed.co.nz), photography, staging and legal advice sit outside both figures — you'd pay those either way. If the sale is taken off Praedium after offers have come in, the second $500 + GST is due then instead — it's one payment either way, so the total is never more than $2,000 + GST per house. Commission rates vary by agency and region; figures are indicative, not a quote. Sources: house prices, commission rates.
Put in your own price and the agent's rate. Commission is shown the way agents quote it, with GST on top.
An estimate, not a quote. Agencies set their own rates: some charge a higher rate on the first part of the price, and most charge marketing on top. Listing fees, photography and legal fees aren't included in either figure; you'd pay those either way. Ask each agency for its rate in writing. Open the calculator on its own page.
Selling your own home is personal. Praedium Copilot sits between you and the emotion of it: every offer arrives in your portal, on the record, and Copilot helps you weigh it up — what the number means, how it compares, and what to counter — so you respond with a clear head instead of in the heat of the moment.
You stay in charge. Copilot advises you; it never contacts a buyer or makes a decision for you.

Offers arrive in your portal. Counter, accept or decline, with AI suggestions to help you decide.
Both sides download, sign and upload the agreement after independent legal advice. Praedium's second payment is due when the sale goes conditional.
For service providers
Praedium has a database of preferred service providers — from photographers and home stagers to sign makers, valuers, builders, lawyers and conveyancers — to help make selling a home easier. If you offer one of these services, we'd love to hear from you.

Praedium is a step-by-step platform for selling your own home in New Zealand. It gives you the checklist, the tools, a directory of local providers, and an offers portal with an AI negotiation coach — for a flat fee instead of a percentage commission.
$2,000 + GST per house in total, paid in two parts: $1,500 + GST when you list the house, and a second $500 + GST when your sale goes conditional. The second payment is only ever charged once — if the sale is taken off Praedium after offers come in (for example you close the listing), it's due then instead. You never pay more than $2,000 + GST per house. Listing fees on Trade Me and OneRoof, and any photographer, stager, valuer or lawyer you choose, are paid directly to those providers — never through Praedium.
Yes. The Sale & Purchase Agreement is a legal document, and both the buyer and seller should get independent legal advice before signing. Praedium's documents are summaries to help the process along — they aren't a substitute for a lawyer-drafted agreement. You can find local lawyers and conveyancers in our provider directory.
When an offer is accepted, the buyer pays their deposit into a lawyer's trust account, where it's held until it's released under NZ trust account rules. Praedium never holds or handles deposit money itself.
It's not compulsory, but we suggest it. A registered valuation is a good indication of what your house is worth, and buyers who need a mortgage will often need one anyway. Alternatively, ask one to three real estate agents for a free appraisal. You can upload the report to your listing so prospective buyers can download it.
Your checklist walks you through listing on Trade Me and OneRoof, and connects you with local photographers and stagers. Those sites charge their own listing fees, paid directly to them.
When an offer comes in, you can ask the coach for a suggested counter and short reasoning. It only ever advises you — it never contacts a buyer or sends anything on your behalf. It doesn't have live comparable-sales data, so treat its suggestions as a sanity check, not a valuation.
Set up your open-home sign-in page and leave a tablet or phone at the door. Visitors add their name, phone and email, and each one automatically receives a follow-up email with a link to make an offer if they're interested.
Your listing, visitor and offer details, and the documents and photos you uploaded, are automatically deleted 6 months after the sale is settled or the listing is closed. A sale is treated as settled 3 months after it's confirmed. Listings with no activity for 12 months are also removed. Payment records are kept for tax purposes. Praedium staff can only see your name, contact details, property profile and status — they can only see offers and negotiation history if you choose to give them time-limited access.
You can, but any agreed terms still need to be recorded as a formal offer in your Offers portal so the signed paperwork and history are kept in one place.
Ask us anything: how it works, what it costs, whether it suits your house. A real person at Praedium will get back to you, with no obligation.

* Average home value $894,977 (QV, August 2026); 80% mortgage of $715,982 over 30 years at 5.5% (about $4,065 a month); agent commission of 3.0% is roughly $26,800 before GST. Repaying that much principal takes about 2.7 years. Commission is typically quoted between 2.5% and 4% plus GST, so your figure will vary. Median time to sell was 51 days, about seven weeks (REINZ, August 2026). An illustration, not financial advice.
